Let me look in my crystal ball

Every other day I get asked "How is the market"? "Are home values going to go up?" "Will interest rates get lower?" "How long will it take for my house to sell?" and a host of questions along this line...My response " Let me look in my crystal ball." LOL.

While I wish I had the power to tell the future...My guess is as good as anyones...And if history is any indicator...Property values continue to demonstrate an upward trend over time...(that means if you look at most 10 year periods, despite all the ups and downs, the ups win). :)

Buying a home is still a good investment for 3 key reasons:

1) Tax Incentives - the tax code allows for write offs or cash back each year for home owners.

2) Equity - the difference between what you paid and what your home is worth can be cashed out or borrowed against during your ownership or at sale; and

3) Ownership Autonomy - You are in charge and grant permission for any changes to the property - occupancy issues (tenants or guests); painting; and remodeling - any idea you have to rearrange/tear down/or build up the property.

Funds Available to Buy Your First Home

New $8,000* Tax Credit
For 2009, Congress has enacted an $8000 credit specifically to help first-time homebuyers. To qualify, you can earn no more than $75,000 as an individual or $150,000 as a married couple that files a joint tax return. If you do qualify, you will be able to deduct the full $8,000 from your federal tax liability. Or, if you owe less than $8,000, the government will subtract the amount you owe from $8,000 and send you a check for the difference.

Only first-time homebuyers who purchase their principal residence on or after January 1, 2009 and before December 1, 2009 are eligible. You will also be considered a first-time buyer if you have not had any ownership interest in such a home in the three years previous to the day of your 2009 purchase.

1.9 Million Foreclosure Filings Reported on More Than 1.5 Million U.S. Properties in First Half of ‘09

A total of 1,905,723 foreclosure filings — default notices, auction sale notices and bank repossessions — were reported on 1,528,364 U.S. properties in the first six months of 2009, a 9 percent increase in total properties from the previous six months and a nearly 15 percent increase in total properties from the first six months of 2008, according to the RealtyTrac U.S. Foreclosure Market Report.

If you received a notice of possible foreclosure, you are not alone. The report also shows that 1.19 percent of all U.S. housing units (one in 84) received at least one foreclosure filing in the first half of the year.
